Frequently Asked Questions

In order to provide a general understanding of The Brasada Club (the “Club”) and the membership opportunities available, the Club presents the following questions and answers. These questions and answers are only summary in nature, and prospective members are encouraged to read all of the Membership Documents, including, but not limited to, the Membership Plan and Rules and Regulations, prior to purchasing a membership.

Q: What is the purpose of the Club?
A: The Club will be a place where you and your family can relax, play, and socialize with interesting and active people, while enjoying magnificent recreational facilities and participating in creative, entertaining and stimulating programs and activities. The goal of the Club is to provide an exceptional country club lifestyle.

Q: What is the membership opportunity at the Club?
A: The Brasada Club is offering two primary categories of membership: Golf Membership and Athletic Membership.

Q: Are the number of memberships in the Club limited?
A:
In order to assure a high standard of service and accessibility that our members expect, the Club will limit the maximum number of Golf Memberships to just 325. The Club can issue a sufficient number of Athletic Memberships so that any property owner can obtain one.

Q: What recreational and social facilities will be available to members of the Club?
A:
The centerpiece of the Club will be an 18-hole championship golf course designed by Peter Jacobsen. The golf facilities will also contain an expansive driving range and a manicured practice putting green. A spectacular clubhouse, with a grill room, lounge, pro shop and men’s and women’s locker rooms with adjacent lounge and an outdoor pool, will be the focal point of the Club’s social events and activities. An Athletic Club with health/fitness facilities, including equipment room, free weights room, yoga and floor exercise room, sauna, steam rooms and men’s and women’s locker rooms, together with tennis courts and indoor and outdoor swimming pools and hot tubs, will also be available at the Club.

Q: When will the Club’s facilities be completed?
A:
The Club’s facilities will be completed in phases. It is anticipated that the first nine holes of the golf course and practice facilities will be open for use in July 2006. The second nine holes are scheduled to open in October 2006. The clubhouse is expected to be available in October 2006. The Athletic Club is scheduled for a spring 2007 opening.

Q: Will the Club sponsor activities and events for members?
A:
In keeping with the Club’s purpose, the Club is committed to sponsoring activities and events which appeal to its members, their family members and guests. The Club intends to sponsor enrichment and educational programs and activities for all ages, such as health and wellness programs, children’s programs, member social events, golf traveling events,
history lectures and cooking classes. The Club will keep its members informed of activities and events by a monthly newsletter and periodic e-newsletter.

Q: What are the privileges of membership?
A:
Golf Members will be entitled to use all of the golf, health/fitness, swimming, tennis, and social facilities of The Brasada Club. Only Golf Members will be permitted to access the lounges adjacent to the locker rooms and the outdoor pool at the golf clubhouse. Golf Members will not be required to pay greens fees or cart fees for use of the golf facilities. Advance sign-up for golf tee times is recommended, but not required for Golf Members. These members will not pay court fees for use of the tennis courts and have advance signup privileges for court times as determined by the Club from time to time. Athletic Members will be entitled to use all of the health/fitness, swimming (except the pool adjacent to the clubhouse), tennis, and social facilities of The Brasada Club. Athletic Members will not be required to pay court fees for use of the tennis courts and
will have advance sign-up privileges for court times as determined by the Club from time to time.

Athletic Members will also be entitled to six rounds of golf each membership year, including rounds played by family members and guests. Athletic Members will be obligated to pay a preferred fee to play golf and will have advance sign-up privileges to
reserve tee times, excluding the Golf Member primary playing times, as determined by the Club from time to time. Athletic Members can use the golf practice facilities and locker rooms (but not the lounges adjacent thereto) in the clubhouse only when playing a round of golf.

Q: Describe some of the special features of Club membership?
A:
- The joining fee is a fully refundable membership deposit.
- Each membership is a family membership. The member’s spouse or significant other, and their unmarried children under the age of 23, living at home, attending school on a full-time basis or serving in the military, can enjoy membership
privileges on the same basis as the member, subject to the provisions of the Membership Plan and Rules and Regulations.
- Married or adult children, parents and grandchildren of the member and spouse or significant other and their spouses or significant others can use the facilities of the Club upon the payment of reduced fees, subject to the provisions of the
Membership Plan and Rules and Regulations.
- Members are encouraged to invite guests to share the Club experience.
- Memberships are transferable to the subsequent purchaser of the member’s home or homesite within the Brasada Ranch residential community.
- Members are not subject to either operating or capital assessments.
- Upon the death of a member, the membership can be transferred to his or her spouse, or an adult child.
- Long term lessees of the member’s home within the Brasada Ranch residential community may, upon Club approval, access the Club Facilities.
- A Member Services and Concierge Office will be available to provide various services to members.
- Members will be entitled to receive preferred pricing on all merchandise purchases at the pro shop and other retail outlets at The Brasada Club.

Q: Who is eligible to acquire a membership in the Club?
A:
Memberships in the Club are being offered only to purchasers of property in Brasada Ranch who are approved for membership in the Club. The Club has reserved the right, however, to issue Golf Memberships to persons who do not own property in Brasada Ranch if it chooses to do so in the future, subject to the maximum of 325 Golf Memberships as provided in the Membership Plan

Q: Is membership in the Club required for property owners in Brasada Ranch?
A:
Membership in the Club will be mandatory for all property owners within Brasada Ranch. Each purchaser of property in the Brasada Ranch community must apply for a membership in the Club and, if accepted for membership, must acquire at least an
Athletic Membership no later than the closing on the sale and purchase and maintain membership in the Club for the period of property ownership.

Q: What do I have to pay to acquire a membership in the Club?
A:
Nothing. The membership deposit for either a Golf Membership or Sports Membership is, for the time being, waived for initial purchasers of property in Brasada Ranch Phase 1. What is more, the subsequent real estate purchaser from an initial buyer can acquire the membership, if approved, upon payment of only a transfer fee. The transfer fee is $1,500 for a Golf Membership and $500 for an Athletic Membership.

Q: Can members be assessed to cover any operating deficits or capital improvements?
A:
No. Members will not be subject to any assessments for operating deficits or capital improvements. The owner will be responsible for all deficits incurred in the operation of the Club and its facilities and for the cost of all capital improvements.

Q: Who else can use the Club Facilities?
A:
Renters of members’ residential units in Brasada Ranch will be entitled to use the Club Facilities on such terms as the Club determines. The Club can sponsor prospective real estate purchasers and members and other individuals to use the Club Facilities as well.

Q: How will the Club keep informed of the desires of the members?
A:
The Club is committed to providing the types of services, programs, activities and events that its members prefer. An advisory Board of Governors composed of Club members will be formed to facilitate members’ input on matters that are of concern to the members.

Q: How do I become a member?
A:
To become a member of the Club, you must submit to the Club a fully completed Application for Membership. Once the Club receives the Application for Membership, the Club will review the same for approval purposes. If the Club approves the
Application for Membership, you must return a fully completed and signed Membership Agreement, together with a check in the amount of the required membership deposit, if any. The Membership Agreement and the check should be submitted to the Membership Office.
